The following are our general minimum qualification standards:
Each applicant must provide a valid government-issued photo identification.
Each applicant must provide a valid Social Security number or other documentation acceptable for identity verification.
Every occupant who is 18 years of age or older must complete a separate rental application unless otherwise approved.
Gross household income must be at least three (3) times the monthly rent.
Income must be verifiable through pay stubs, tax returns, benefit statements, bank statements, or other documentation acceptable to management.
Self-employed applicants may be required to provide additional documentation.
Applicants should generally have a minimum credit score of 600.
Credit history will be reviewed as part of the overall application.
Applicants should demonstrate satisfactory rental history for approximately the past five (5) years, when available.
Previous evictions, unpaid landlord balances, landlord judgments, or significant lease violations may result in denial.
Applicants without established rental history, including college students and first-time renters, may still qualify.
Additional documentation and/or a qualified guarantor may be required.
Guarantors must complete a separate application and satisfy the guarantor qualification standards.
Each applicant will undergo screening that may include:
Identity verification
Credit history
Criminal background screening
Rental history verification
Employment verification
Income verification
Eviction history screening
Occupancy is generally limited to no more than two (2) persons per bedroom, subject to applicable law and the characteristics of the property.
Smoking and vaping are prohibited inside all rental homes.
Pets are permitted only with prior written approval. Additional fees, deposits, breed restrictions, and pet policies may apply.
A $55 nonrefundable application fee is required for each adult applicant.
Applications will not be processed until the required application fee has been received.
Approved applicants are generally required to pay a security deposit equal to one month's rent, unless otherwise stated for a particular property.
A $500 holding deposit may be required to reserve a property after approval. The holding deposit will be credited toward the required security deposit at lease signing, subject to the terms of the holding deposit agreement.
Meeting the minimum qualification standards does not guarantee approval. Each application is evaluated using the complete application, supporting documentation, screening reports, and all other relevant information permitted by law.
Incomplete applications, materially false information, or failure to provide requested documentation may result in denial of the application.
