Applicants who are first-time renters, including college students and others without established rental history, may still qualify for tenancy. The absence of prior rental history alone does not automatically disqualify an applicant.
To be considered under this policy, applicants must meet all other applicable screening requirements and provide additional documentation as requested. This may include:
Verification of current enrollment at an accredited college or university (if applicable).
Verification of current employment, scholarships, grants, financial aid, or other lawful sources of income.
A qualified guarantor (co-signer) who completes a separate application and meets the property's income, credit, and screening standards.
Personal or professional references, such as an employer, professor, academic advisor, coach, or other non-family reference, when appropriate.
Any additional documentation reasonably requested to verify the applicant's ability to fulfill the lease obligations.
When a guarantor is required, the guarantor must:
Complete a separate rental application.
Pass the same credit, criminal, and background screening standards required of applicants.
Demonstrate verifiable gross income of at least five (5) times the monthly rent or otherwise satisfy the landlord's financial qualification requirements.
Sign the lease guaranty and any related documents before possession of the property is granted.
Approval under this policy is made on a case-by-case basis using the same objective screening criteria applied to all applicants. Meeting these guidelines does not guarantee approval. The landlord reserves the right to request additional documentation as permitted by applicable law.
